Reservations

High Season: May 1st – September 30th

  • 4-Night weekend minimum
  • 3-Night mid-week minimum

Memorial Day, Labor Day, Thanksgiving & Easter:

  • 3-Night minimum
    – NO DISCOUNTS ON HOLIDAYS.

Low Season

  • October 1st – April 30th (excluding holidays)
  • Off Season Discount starts at 20%–Call for additional special pricing

Attention!

All cabin rates are based on amenities, location and number of people accommodated. There is a 10% Hotel/Motel tax that is NOT included. All prices subject to change without notice.

Deposits

  • A two night deposit is required and must be paid and received 10 to 15 days from the date reservation is made.
  • 60 days prior to your arrival date, the balance of your reservation must be paid in full.
  • If reservation is made within 60 days of arrival date, full-payment is due at the time the reservation is made.
  • There is a 3% Processing Fee on all Credit Card transactions. This few can be avoided by mailing in a Check, Money Order or
    Cashier’s Check.

Cancellations/Refunds

  • Request for cancellations will not be processed without written notice. Fax and/or e-mail cancellations can be made by the registered guest(s) only.
  • If you cancel more than 60 days prior to your arrival date, you are entitled to receive a full refund
  • Less 25% of one night’s rental fee.
  • If you cancel within 60 days prior to your arrival date, you will lose 100% of all your payments unless we can rent the lodge for the entire stay at the full rate.
  • If it can be rented, Frio Country Resort will refund 100% of your payment(s), less 50% off 1st night’s rental. There is no guaranteed refund for reservations cancelled within 60 days of arrival date

No Partial Cancellations will be accepted

Unusual and/or extenuating circumstances may be dealt with on a case by case basis at the discretion of Frio Country. Reservations will be held only until noon of the following day of your scheduled arrival.
The party making the reservation becomes the responsible party for payment and for the actions and/or behavior of all others that may occupy the cabin/house or campsite/RV-site during the rental period. Responsible party must be 21 years of age or older and must present a valid driver’s license and credit card.

ABSOLUTELY NO REFUND FOR EARLY DEPARTURES UNDER ANY CIRCUMSTANCES. YOU ARE RESPONSIBLE FOR PAYMENT OF DAYS YOU RESERVED – NO EXCEPTIONS. PLEASE DOUBLE-CHECK YOUR DATES.

Hold Harmless Agreement

“Lessee” shall include all persons occupying Property leased from Frio Country Resort LLC. “Frio Country” shall include Tommy & Patti VanPelt, Bryan And Casey Whatley & Frio Country Resort, LLC.

“Lessee” agrees to protect, indemnify, save and hold “Frio Country” harmless, including its officers, agents and employees from and against all losses, costs, and expenses, and from and against all claims, demands, suits and actions for damages or from liability of whatever nature for any and all damage to property, ours and others, or for injury (including death) to any person or persons, arising or in any way growing out of our visit to property owned or managed by “Frio Country.” This includes but is not limited to any use of pools, Hot tubs, golf carts, inner tubes, volleyball court, Horseshoes and washer pit.POOLS AND HOT TUBS:Use both pools and hot tubs at your own risk! Lifeguards are not on duty.

Frequently asked questions

Cabins located in the Frio Country Campground, Beach Club & Cowboy Riviera are located on the riverfront. All other cabins are a short walk or quick drive to the river. You will receive a parking pass to a designated area along the river upon check-in.

Arrangements can be made for a late check-out, upon availability, at an additional charge. Please contact us at the office to arrange.

All guests will be required to bring their own linens and towels. Basic kitchen appliances are provided, and you can find almost anything you might need down the street at Frio Country Store, if you leave something behind.

Sheets and Towels (these can be provided for an extra charge, call ahead of time to ensure they are placed in your rental). Dish Soap, Hand Soap, Additional Toilet Paper, Paper Towels, Kitchen Towels, Hair Dryer, Laundry Detergent, Toiletries

Just down the street on River Road, at the Frio Country Store. There is also now a Tube Shuttle available. We shuttle up to 7 Bluffs and then our guests should get out at the Frio Country/Kenneth Arthur Crossing.

All of Frio Country Campground has Internet. Vacation Homes & Cabins WiFi Availability varies by facility.

You can check availability online, but you must call the office to make a reservation.

Check-in is 4PM & check-out is 11AM.

Please be sure to let us know if you are going to be a “Late Arrival”. All late arrival keys and maps to your cabin/lodge will be left in our “Late Arrival” mailbox in front of the Frio Country Store. ***Please refer to the map located at www.friocountry.com for directions to Frio Country Resort where you will check-in.***

Unfortunately, no pets are allowed. You will be charged a non-refundable fee for bringing pets.
Note: Kenneled Dogs are allowed during off-season, for hunting purposes only. Please contact Frio Country for more details.

AT&T is the only cell phone provider.
Guests are welcome to use the office phones to make personal phone calls when we are open. We do have a payphone outside of the store in case our guests need to use a phone and we are closed.

Full Kitchen (Stove/Oven, Refrigerator, Microwave, Coffee Maker, Toaster, Blender, Basic Pots/Pans, Plates/Cups/Bowls, Utensils, Silverware). A few rolls of toilet paper, additional will need to be provided by guest.
